Home Styles and Floor Plans in El Dorado Park Estates

1960s architecture that still works for modern life

A Planned 1960s Community

When S&S Construction planned El Dorado Park Estates in the early 1960s, they set out to build a large scale neighborhood of single family homes for growing Southern California families. It became their first major development and one of the largest residential projects in Long Beach at the time.

Homes were built with underground utilities and lath and plaster walls, details that still set the neighborhood apart from many newer tracts.

Typical Home Sizes and Layouts

Most homes in El Dorado Park Estates are three to five bedrooms with two or three bathrooms. Floor plans range from roughly 1,400 to more than 2,900 square feet, depending on the model and level.

Common styles include:

  • Single story ranch homes with open living and dining areas

  • Two story traditional plans with all bedrooms upstairs

  • Split level or tri level models with separate family room and bedroom wings

Attached two car and three car garages are typical, and many lots are wide enough to accommodate additional parking or side yards.

Architectural Details Buyers Notice

Although many homes have been updated over the decades, certain architectural elements show up again and again:

  • Large picture windows that bring in natural light

  • Brick or stone accents on facades and fireplaces

  • Covered front porches and double door entries

  • Wide driveways and generous front setbacks

These details give the neighborhood a cohesive, mid century inspired character that feels warm rather than cookie cutter.

Original vs. Remodeled Homes

Because the neighborhood is now more than sixty years old, you will see a full spectrum of condition:

  • Some homes still showcase original cabinetry, tile, and fixtures, which appeals to buyers who want a cosmetic project or mid century feel.

  • Many properties have been thoughtfully remodeled with open concept kitchens, updated baths, and new flooring.

  • A smaller number have been fully reimagined with expanded living spaces, modern landscaping, and outdoor entertaining areas.

Recent sales in the wider El Dorado Park area highlight strong demand for updated homes with flexible layouts and good curb appeal.

Value Drivers Within the Tract

Even within one neighborhood, certain features can significantly affect value:

  • Location near park entrances or interior cul de sacs

  • Orientation that takes advantage of afternoon light in the backyard

  • Specific floor plans with larger family rooms or expanded primary suites

  • Lot size and potential for a pool, outdoor kitchen, or ADU

Working with a local realtor who knows the different streets and models can help you identify which homes are worth a closer look.
