About the Numbers
Why is property tax based on the purchase price?
California’s Proposition 13 resets a home’s assessed value to the purchase price when it sells. The seller’s tax bill is usually lower than yours will be, so budget from your own price. The base rate is about 1%, and local bonds and assessments add to it, which is why 1.1% is the starting figure here.
What is a jumbo loan?
A loan larger than the conforming limit set each year by the Federal Housing Finance Agency. For function(){throw Error("Attempted to call CONFORMING_YEAR() from the server but CONFORMING_YEAR is on the client. It's not possible to invoke a client function from the server, it can only be rendered as a Component or passed to props of a Client Component.")}, the limit for a single-family home in Orange and Los Angeles counties is $NaN. Loans above it are jumbo loans, which often come with different down payment, reserve, and credit requirements.
Do I need mortgage insurance?
On a conventional loan, usually only when you put less than 20% down. The cost depends on the loan and the borrower, so the rate in the calculator is an estimate you can change. It typically comes off once you reach enough equity.
What are Mello-Roos and special assessments?
Charges that some communities add to the property tax bill to pay for roads, schools, and infrastructure. They vary by neighborhood and can be significant in newer master-planned areas, so check the tax bill for any home you are considering.
