The neighborhood sits in the northeast corner of Long Beach, near the 605 and 405 freeways. El Dorado Park Estates is part of the larger El Dorado Park area, which is considered one of the more affluent parts of Long Beach, with high homeownership and strong median household income.

A Brief History

El Dorado Park Estates was developed beginning in the early 1960s by S&S Construction, which later became Shapell Industries. It was the company’s first large scale residential neighborhood. Original homes featured underground utilities, lath and plaster walls and ceilings, and thoughtful site planning that emphasized wide streets and curb appeal.

At the same time, the City of Long Beach was building out El Dorado Regional Park next door. Much of the park opened in the mid 1960s with lakes, a golf course, and recreation facilities.The idea of living right next to such a large regional park quickly became a major draw for buyers.
