About Newport Coast

Newport Coast is the newest of Newport Beach's major areas and the most consistently planned. Developed largely from the late 1980s onward across the hills between Corona del Mar and Laguna, it is defined by guard-gated communities, elevated ocean views, and a housing stock that skews larger and newer than anywhere else in the city.

Housing Stock

This is master-planned territory. Communities were built in phases, each with its own architectural standard, and homes are generally substantially larger than the older coastal neighborhoods below. Mediterranean and Tuscan-influenced architecture dominates the earlier phases; more recent renovations have pushed many properties toward contemporary interiors. Pelican Crest, Pelican Hill, and Crystal Cove hold the premium tier, where lot position and view arc drive pricing more than square footage alone.

Lifestyle & Amenities

The Resort at Pelican Hill anchors the area with golf, dining, and spa facilities. Crystal Cove State Park provides beach access and an extensive trail network directly adjacent. Newport Coast is served by Newport-Mesa Unified, and the Newport Coast Shopping Center covers daily needs without driving down the hill.
