Automated estimates work off square footage, bed and bath count, and neighborhood averages. That gets you close in a tract subdivision. It does not get you close near the coast.

- Water access and dock rights — in harbor and bayfront communities, whether a slip conveys and what size vessel it holds can move a valuation substantially.
- View corridor — two homes on the same street with different sightlines are not the same asset.
- Lot orientation and position — light, privacy, walk-street access, and proximity to the sand all carry real weight.
- Condition versus turnkey — the premium for renovated product has widened, and it varies block by block.
- Off-market activity — recent quiet sales that never appeared in public listing data still set the comps.
