About Corona del Mar
Corona del Mar occupies the bluffs on the ocean side of Newport Harbor's entrance, and it trades on two things at once: some of the most dramatic ocean views in Orange County, and a walkable village that gives the area a real center. Lots are generally modest; what buyers are paying for is position.
Housing Stock
The village grid is built on comparatively small lots, which has produced decades of teardown-and-rebuild activity — original cottages replaced by custom homes engineered to capture light and sightlines. Duplexes are common in the flats and often trade as income property. The premium tier sits on the ocean-side bluffs above Ocean Boulevard and in Shore Cliffs and Cameo Shores, where frontage and unobstructed views set pricing well above the village average.
Lifestyle & Amenities
Big Corona and Little Corona beaches sit at the base of the bluffs, with tide pools and the harbor entrance jetty. The village along East Coast Highway supports restaurants, galleries, and boutiques at a genuinely walkable scale, and the CdM Art Walk is an annual fixture. The area is served by Newport-Mesa Unified, and Crystal Cove State Park is minutes down the coast for hiking and beach access.

What Sets the Market Apart
- Ocean-side versus inland-side of Coast Highway is the single largest pricing divide in the area.
- Duplex zoning in parts of the village creates an income-property market alongside the primary-residence market.
- View protection and height limits materially shape what a rebuild can achieve on a given lot.
