Why This List Exists

Public Listing Data Is the Last Place a Home Appears

Owners of high-value coastal property frequently prefer discretion. Some are testing a number before committing. Some do not want neighbors, or tenants, or the wider market knowing they are considering a sale. Others are simply not ready to stage and open the doors.

Two categories never show up on a portal search:

  • Off-market properties. Owners open to the right offer who have not listed and may never list publicly.
  • Coming soon. Homes preparing to launch. These are excluded from IDX feeds by rule, so they cannot appear on any public listings site — or on Zillow — until they go active.

Both move through conversation between agents rather than through search engines. Being on this list means you hear about them while there is still room to act, rather than competing once everyone else has seen them.

It works in both directions. If you are weighing a quiet sale, that is a conversation worth having before you commit to a public listing — and the valuation page is a reasonable first step.
