Record $13.85M San Juan Capistrano Sale Featured in OC Business Journal

A landmark luxury real estate transaction at 31922 Paseo Monte Vista has made headlines in Orange County, with the $13,850,000 sale establishing a reported all-time residential MLS sales record for San Juan Capistrano.

I was honored to represent the buyer in this extraordinary transaction, which has since been featured in the Orange County Business Journal, highlighting the estate's remarkable architecture, extensive renovation, and exceptional grounds.

Located on approximately 2.26 acres in the heart of San Juan Capistrano, the property represents a level of craftsmanship, privacy, and individuality rarely encountered in Southern California real estate.

A Record-Setting $13.85 Million Sale

The transaction closed on June 18, 2026, at a final sales price of $13,850,000. The estate was originally offered at $15 million and ultimately closed $1.15 million below that asking price.

The sale was reported as the highest residential transaction recorded through the MLS in San Juan Capistrano at the time of closing.

Property highlights:

Beyond its record-setting price, what makes this transaction particularly noteworthy is the extraordinary nature of the property itself.

An Estate Unlike Anything Else in Orange County

Some properties are impressive because of their size, their views, or their address. Others offer something far more difficult to replicate: a completely realized vision.

31922 Paseo Monte Vista falls into the latter category.

Originally constructed in the 1960s, the estate underwent a comprehensive, years-long transformation that preserved elements of its original character while introducing an extraordinary collection of architectural details and modern amenities.

The approximately 6,885-square-foot main residence, completed in 2024, features wide-plank oak floors, intricate millwork, custom cabinetry, and thoughtfully selected finishes.

A beautifully appointed kitchen includes a LaCanche range, Calacatta marble countertops, Wolf appliances, and Sub-Zero refrigeration.

Throughout the residence, carefully selected materials and sophisticated finishes create an atmosphere of understated elegance.

The property also features a separate carriage house with guest accommodations, a four-car garage, theater, sauna, studio, private office, and additional recreational spaces.

Outside, the estate unfolds beneath mature trees across more than two acres of landscaped grounds. Stone pathways, a koi pond, fountains, an updated swimming pool and spa, a private pickleball court, and approximately 25 fruit trees create an environment that feels worlds away from the surrounding city.

The property was even designed to accommodate large-scale private gatherings and events, with infrastructure supporting more than 300 guests.

It is a rare combination of luxury residence, private retreat, and architectural showcase.

Featured in the Orange County Business Journal

On September 21, 2026, the Orange County Business Journal published an article by Joseph Pimentel titled "San Juan Capistrano Compound Sells for $13.8M."

The publication highlighted the scale of the estate, its extensive transformation, and the distinctive qualities that made it such a remarkable offering.

I had the opportunity to speak with the publication about the property and what made it so special.

As I shared with the Business Journal:

"It's a super special, one-of-a-kind place."

What stood out to me was the attention paid to every detail. Whether it was an architectural feature, a carefully selected piece of furniture, or a thoughtfully designed outdoor space, the property demonstrated an extraordinary level of intention and craftsmanship.

It was not simply a large luxury home. It was an estate where virtually every element contributed to a cohesive aesthetic experience.

Representing the Buyer in a Landmark Transaction

Representing buyers at this level requires a fundamentally different approach from a typical residential real estate transaction.

Properties of this caliber are rarely interchangeable. Traditional comparable sales may offer a starting point for valuation, but they often fail to capture the significance of unusual architectural details, extensive land improvements, multiple structures, or the exceptional privacy of a trophy estate.

For a property as distinctive as 31922 Paseo Monte Vista, understanding value meant looking beyond a simple price-per-square-foot calculation.

The estate's combination of acreage, renovated structures, craftsmanship, and extensive amenities made it an especially unique opportunity in the South Orange County luxury market.

The final $13.85 million purchase price, approximately 7.7% below the $15 million asking price, also illustrates the importance of evaluating even the most exceptional properties through a disciplined financial lens.

My background in real estate finance, valuation, and complex transactions has shaped how I approach high-value purchases. Understanding the financial fundamentals of a property is just as important as recognizing its architectural or emotional appeal.

It was a privilege to help my clients acquire such an extraordinary estate.

What This Sale Means for San Juan Capistrano Luxury Real Estate

Although San Juan Capistrano is perhaps best known for its historic mission, equestrian heritage, and charming downtown, the city is also home to some of Orange County's most distinctive luxury properties.

Large estates with significant acreage are increasingly difficult to replicate in established Southern California communities.

Properties offering exceptional privacy, architectural character, mature landscaping, and room for recreational amenities represent a specialized segment of the luxury market.

The $13.85 million sale at 31922 Paseo Monte Vista demonstrates the substantial value buyers may place on a truly unique property.

It also serves as an important reminder that the luxury real estate market is highly property-specific. The right combination of location, land, craftsmanship, and lifestyle can command prices that significantly exceed broader neighborhood averages.

For homeowners with architecturally significant residences or distinctive estate properties, understanding these differences is essential when evaluating market value.
