About Peninsula Point
Peninsula Point occupies the tip of the Balboa Peninsula, where the harbor entrance meets the open ocean. It is one of Newport's most distinctive enclaves: a compact grid of walk streets, bay frontage on one side, and some of the best surf in the county on the other.
Housing Stock
Original beach cottages still exist, but the dominant pattern over the past two decades has been rebuild — custom homes on modest lots, designed to maximize light and views within tight setbacks. Bayfront properties on the harbor side form the premium tier, frequently with private docks. Walk-street homes trade on position and light. The oceanfront strip near the Wedge is small and rarely available.
Lifestyle & Amenities
The Point is quiet in a way that surprises people who only know the Peninsula from Balboa Village. Walk streets mean no through traffic on many blocks. The Wedge draws bodysurfers from around the world, and the harbor entrance jetty is a local fixture. Everything on the Peninsula — the Fun Zone, the ferry, restaurants — is a short walk or bike ride, and the beach is never more than a few hundred yards away.

What Sets the Market Apart
- Walk-street position determines light, privacy, and quiet — a primary value factor within a very small area.
- Dock rights on the bayfront can shift a valuation substantially.
- Parking is genuinely constrained, and garage configuration affects desirability more than buyers expect.
